Po t\u2019i referohemi vrojtimit t\u00eb Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb p\u00ebr besimin e biznesit dhe konsumatorit, n\u00eb muajin dhjetor t\u00eb vitit t\u00eb kaluar treguesi i kontratave porosit\u00ebse n\u00eb nd\u00ebrtim p\u00ebsoi r\u00ebnie me 37.1%, nduke u thelluar edhe m\u00eb shum\u00eb nga niveli 22.1% i muajit n\u00ebntor.<\/p>\n<p>P\u00ebr t\u00eb gjith\u00eb vitin 2021, indeksi i ecuris\u00eb s\u00eb kontratave porosit\u00ebse ka p\u00ebsuar nj\u00eb r\u00ebnie mesatarisht me 41.8%. N\u00eb fakt, r\u00ebnia e kontratave porosit\u00ebse \u00ebsht\u00eb m\u00eb e zbutur krahasuar me vitin 2020, kur kishte qen\u00eb mesatarisht -53.9 pik\u00eb p\u00ebrqindje. Sidoqoft\u00eb, ky tregues \u00ebsht\u00eb n\u00eb territor negativ p\u00ebr t\u00eb pakt\u00ebn pes\u00eb vitet e fundit dhe, po t\u2019i referohemi anketimit t\u00eb bizneseve, kontratat porosit\u00ebse ende jan\u00eb vazhdimisht n\u00eb r\u00ebnie.<\/p>\n<p>N\u00ebse nuk vendosim n\u00eb dyshim sakt\u00ebsin\u00eb e vrojtimit, treguesi q\u00eb paraqet ecurin\u00eb e kontratave porosit\u00ebse n\u00eb k\u00ebt\u00eb rast shtron nj\u00eb lloj paradoksi: ku po mb\u00ebshtetet rritja e \u00e7mimeve n\u00eb k\u00ebto p\u00ebrmasa dhe kush po blen, nd\u00ebrkoh\u00eb q\u00eb nd\u00ebrtuesit prej vitesh raportojn\u00eb r\u00ebnie t\u00eb thell\u00eb t\u00eb kontratave t\u00eb shitjes? Sipas Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb, n\u00eb 6-mujorin I 2021, Indeksi Fischer i \u00e7mimit t\u00eb banesave u rrit me 0.7% krahasuar me gjasht\u00ebmujorin e kaluar dhe me 6.7% krahasuar me nj\u00eb vit m\u00eb par\u00eb. Krahasuar me periudh\u00ebn baz\u00eb t\u00eb vrojtimit, vitin 2013, \u00e7mimet e banesave n\u00eb Shqip\u00ebri jan\u00eb rritur me 49.4%.<\/p>\n<p>Nd\u00ebrsa sipas indeksit t\u00eb \u201cKeydata Albania\u201d, publikim nga \u00c7el\u00ebsi Media Group, \u00e7mimi mesatar i banesave n\u00eb Tiran\u00eb n\u00eb fund t\u00eb muajit shtator 2021 arriti n\u00eb 1 121 euro\/m2. Krahasuar me periudh\u00ebn baz\u00eb t\u00eb indeksit, vitit 2005, \u00e7mimi mesatar i apartamenteve n\u00eb Tiran\u00eb \u00ebsht\u00eb rritur me 73%. Edhe pritshm\u00ebrit\u00eb e nd\u00ebrtuesve p\u00ebr ecurin\u00eb e \u00e7mimeve n\u00eb t\u00eb ardhmen jan\u00eb n\u00eb kahun rrit\u00ebs. P\u00ebr n\u00ebntorin 2021, indeksi i pritjes s\u00eb \u00e7mimeve n\u00eb nd\u00ebrtim sh\u00ebnoi rritje me 23 pik\u00eb p\u00ebrqindje, vler\u00eb duksh\u00ebm m\u00eb e lart\u00eb se mesatarja e 11-mujorit 2021, 13.6% dhe ajo e vitit 2020, 4.2%.<\/p>\n<p>N\u00eb vitet e fundit, aktiviteti nd\u00ebrtues po zgjerohet me ritme t\u00eb shpejta, i nxitur nga rritja e lart\u00eb e \u00e7mimeve, sidomos n\u00eb Tiran\u00eb dhe n\u00eb disa zona t\u00eb bregdetit. Perceptimi \u00ebsht\u00eb se \u00e7mimet po arrijn\u00eb nivele duksh\u00ebm jasht\u00eb mund\u00ebsive t\u00eb shtres\u00ebs s\u00eb mesme t\u00eb vendit. Sipas Instat, n\u00eb tremujorin III 2021 paga mesatare bruto n\u00eb Shqip\u00ebri ishte 56 mij\u00eb lek\u00eb ose rreth 460 euro n\u00eb muaj. Nj\u00eb faktor \u00ebsht\u00eb se k\u00ebrkesa n\u00eb tregun e pronave \u00ebsht\u00eb mb\u00ebshtetur edhe nga kredia bankare. Huadh\u00ebnia p\u00ebr prona vitin e kaluar arriti nivelet m\u00eb t\u00eb larta historike dhe n\u00eb fund t\u00eb n\u00ebntorit 2021, portofoli i kredis\u00eb p\u00ebr blerjen e apsurive t\u00eb paluajtshme nga individ\u00ebt arriti n\u00eb 144 miliard\u00eb lek\u00eb ose gati 1.2 miliard\u00eb euro. N\u00eb nj\u00eb vit, ky portofol \u00ebsht\u00eb rritur me 14%.<\/p>\n<p>Gjithashtu, vrojtimi i Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb me firmat e nd\u00ebrtimi dhe agjent\u00ebt e shitjes tregon se af\u00ebrsisht nj\u00eb e treta e pronave n\u00eb tregun e pasurive t\u00eb paluajtshme blihen nga persona jorezident\u00eb n\u00eb Shqip\u00ebri.
