Sipas Indeksit Fischer t\u00eb \u00c7mimeve t\u00eb Banesave, i llogaritur nga Banka e Shqip\u00ebris\u00eb, \u00e7mimi mesatar i banesave t\u00eb shitura gjat\u00eb 6-mujorit I 2022 \u00ebsht\u00eb rritur me 28.4% n\u00eb krahasim me gjasht\u00ebmujorin e kaluar dhe me 39% n\u00eb krahasim me nj\u00eb vit m\u00eb par\u00eb. Kjo \u00ebsht\u00eb rritja m\u00eb e lart\u00eb 6-mujore e k\u00ebtij indeksi q\u00eb prej vitit 2013, kur Banka e Shqip\u00ebris\u00eb nisi llogaritjen e tij. N\u00eb raport me periudh\u00ebn baz\u00eb, indeksi i \u00e7mimeve t\u00eb banesave \u00ebsht\u00eb rritur me af\u00ebrsisht 110%.<\/p>\n<p>Rritja e 6-mujorit t\u00eb par\u00eb t\u00eb vitit u p\u00ebrcaktua sidomos nga rritja e v\u00ebllimit t\u00eb shitjeve t\u00eb kryera n\u00eb zon\u00ebn e Tiran\u00ebs, e cila p\u00ebrfshin qendr\u00ebn, periferin\u00eb dhe zonat jasht\u00eb qytetit. Indeksi i \u00e7mimeve p\u00ebr shitjet n\u00eb kryeqytet regjistroi nj\u00eb rritje prej 28.5% ndaj periudh\u00ebs paraardh\u00ebse dhe rreth 40% ndaj nj\u00eb viti m\u00eb par\u00eb.<\/p>\n<p>Sipas agjent\u00ebve, rritja e \u00e7mimeve ka ardhur nga rritja e k\u00ebrkes\u00ebs dhe e kostove t\u00eb nd\u00ebrtimit.<\/p>\n<p>Koha mesatare e shitjes s\u00eb banesave n\u00eb rang vendi ka r\u00ebn\u00eb leht\u00eb n\u00eb nj\u00eb mesatare prej 10.8 muajsh. P\u00ebr Tiran\u00ebn, subjektet e intervistuara kan\u00eb raportuar nj\u00eb koh\u00eb mesatare shitjeje prej 9.7 muajsh, por kjo vler\u00eb sh\u00ebnoi rritje t\u00eb leht\u00eb nga nj\u00eb gjasht\u00ebmujor m\u00eb par\u00eb. P\u00ebr zon\u00ebn e bregdetit, koha e shitjes \u00ebsht\u00eb zvog\u00ebluar n\u00eb m\u00ebnyr\u00eb t\u00eb ndjeshme, duke r\u00ebn\u00eb nga 11 n\u00eb 6 muaj. Koha e shitjes s\u00eb pronave n\u00eb zonat e tjera ka q\u00ebndruar pothuajse e pandryshuar n\u00eb 13.1 muaj.<\/p>\n<p>Financimi n\u00ebp\u00ebrmjet kredis\u00eb bankare ka vijuar t\u00eb figuroj\u00eb n\u00eb nj\u00eb pjes\u00eb t\u00eb mir\u00eb t\u00eb shitjeve t\u00eb pronave. Sipas agjent\u00ebve, ashtu si periudh\u00ebn e kaluar, rreth gjysma e pronave p\u00ebr banim dhe e atyre p\u00ebr p\u00ebrdorim tregtar t\u00eb shitura prej tyre jan\u00eb bler\u00eb me hua bankare. Nga k\u00ebto, n\u00eb shumic\u00ebn d\u00ebrrmuese t\u00eb rasteve, kredia ka mbuluar deri n\u00eb 60% t\u00eb vler\u00ebs.<\/p>\n<p>Numri i banesave t\u00eb reja t\u00eb regjistruara nga agjent\u00ebt ka sh\u00ebnuar r\u00ebnie n\u00eb krahasim me periudh\u00ebn paraardh\u00ebse. Balanca neto e atyre q\u00eb raportojn\u00eb rritje t\u00eb numrit t\u00eb banesave t\u00eb regjistruara dhe atyre q\u00eb raportojn\u00eb r\u00ebnie t\u00eb numrit t\u00eb tyre, ishte rreth -6%, duke treguar r\u00ebnie nga periudha e kaluar. Numri i pronave t\u00eb pashitura, si p\u00ebr banesat, ashtu edhe p\u00ebr godinat tregtare, ka vijuar t\u00eb sh\u00ebnoj\u00eb r\u00ebnie p\u00ebr disa gjasht\u00ebmujor\u00eb radhazi.<\/p>\n<p>Pritjet p\u00ebr t\u00eb ardhmen paraqiten pozitive pavar\u00ebsisht pasigurive t\u00eb lidhura me situat\u00ebn e p\u00ebrgjithshme ekonomike. Agjent\u00ebt kan\u00eb pritje pozitive p\u00ebr ecurin\u00eb e tregut n\u00eb territorin ku ata veprojn\u00eb p\u00ebr t\u00eb ardhmen afatshkurt\u00ebr dhe p\u00ebr periudh\u00ebn m\u00eb afatgjat\u00eb (deri n\u00eb dy vjet).<\/p>\n<p>Vler\u00ebsimet e subjekteve t\u00eb intervistuara si pjes\u00eb e vrojtimit p\u00ebr gjendjen e tregut dhe \u00e7mimet n\u00eb tregun e banesave jan\u00eb t\u00eb balancuara p\u00ebr afatin e shkurt\u00ebr, duke qen\u00eb neutrale p\u00ebr situat\u00ebn n\u00eb zon\u00ebn e Tiran\u00ebs dhe pak m\u00eb pesimist\u00eb p\u00ebr situat\u00ebn n\u00eb zonat e tjera. Ky vler\u00ebsim mund t\u00eb jet\u00eb ndikuar nga zhvillimet e jashtme dhe pasiguria p\u00ebr ecurin\u00eb e inflacionit apo kostot e nd\u00ebrtimit.
