Zhvillimet e vrullshme demografike dhe zhvendosja e popullat\u00ebs nga zonat rurale n\u00eb ato urbane e nxit\u00ebn k\u00ebt\u00eb tendenc\u00eb, q\u00eb kulmoi n\u00eb ciklin rrit\u00ebs deri n\u00eb vitin 2008.<\/p>\n<p>Pas k\u00ebsaj periudhe, ky sektor hyri n\u00eb nj\u00eb cik\u00ebl maturimi dhe r\u00ebnieje, duke reflektuar ngopjen e tregut dhe orientimin e bizneseve drejt sektor\u00ebve t\u00eb tjer\u00eb. N\u00eb vitin 2013, nd\u00ebrtimi arriti n\u00eb nivelin m\u00eb t\u00eb ul\u00ebt q\u00eb prej 2005-s.<\/p>\n<p>Por, pas vitit 2013, nd\u00ebrtimi iu kthye s\u00ebrish rritjes i nxitur si nga projektet e infrastruktur\u00ebs ashtu dhe nga rikthimi i vrullit t\u00eb projekteve rezidenciale, sidomos n\u00eb kryeqytet, p\u00ebr t\u00eb arritur nj\u00eb rekord t\u00eb ri n\u00eb 2021-n.<\/p>\n<p>Kjo tendenc\u00eb pritet t\u00eb vijoj\u00eb, bazuar n\u00eb sip\u00ebrfaqen e lejeve t\u00eb nd\u00ebrtimit n\u00eb 2021 dhe 6 mujorin e par\u00eb 2022. Sipas INSTAT, n\u00eb vitin 2021, sip\u00ebrfaqja e dh\u00ebn\u00eb p\u00ebr leje nd\u00ebrtimi n\u00eb kryeqytet ishte 1.6 milion\u00eb metra katror, nivel rekord t\u00eb pakt\u00ebn q\u00eb nga viti 2010 kur raportohen t\u00eb dh\u00ebnat, nga t\u00eb cilat gati 80% ishin p\u00ebr nd\u00ebrtime rezidenciale.<\/p>\n<p>Po sipas INSTAT, vet\u00ebm n\u00eb 6-mujorin e par\u00eb 2022 u dha n\u00eb kryeqytet gati 1.2 milion\u00eb m2 sip\u00ebrfaqe leje nd\u00ebrtimi, ose sa 75% e sip\u00ebrfaqes s\u00eb dh\u00ebn\u00eb p\u00ebr gjith\u00eb vitin 2022 (shiko grafikun: Sip\u00ebrfaqja e lejeve t\u00eb nd\u00ebrtimit dh\u00ebn\u00eb n\u00eb Tiran\u00eb, 6 M I).<\/p>\n<p>Edhe sektori i pasurive t\u00eb paluajtshme ka p\u00ebrshpejtuar ritmet e rritjes duke filluar nga 2018-a. Sipas INSTAT, PBB me \u00e7mime korente n\u00eb aktivitetin e real estate arriti n\u00eb 112 miliard\u00eb lek\u00eb (gati 1 miliard euro) n\u00eb 2021-n, duke arritur nivelin m \u00ebt \u00eblart\u00eb historik t\u00eb pas tranzicionit.<\/p>\n<p>Pak dit\u00eb m\u00eb par\u00eb, Fondi Monetar Nd\u00ebrkomb\u00ebtar (FMN), n\u00eb deklarat\u00ebn e fundit p\u00ebr Shqip\u00ebrin\u00eb, ka k\u00ebshilluar q\u00eb t\u00eb tregohet kujdes p\u00ebr ndikimin q\u00eb mund t\u00eb ket\u00eb vrulli i nd\u00ebrtimeve dhe zgjerimi i tregut t\u00eb pasurive t\u00eb paluajtshme n\u00eb stabilitetin e sektorit financiar.<\/p>\n<p>\u201cNe b\u00ebjm\u00eb thirrje p\u00ebr monitorim nga af\u00ebr dhe menaxhim t\u00eb rreziqeve t\u00eb mundshme nga rritja e lart\u00eb e kreditimit gjat\u00eb viteve t\u00eb fundit, p\u00ebrfshir\u00eb huadh\u00ebnien e rritur n\u00eb monedh\u00eb t\u00eb huaj.<\/p>\n<p>N\u00eb k\u00ebt\u00eb kuad\u00ebr, mir\u00ebpresim p\u00ebrpjekjet e BSH p\u00ebr t\u00eb adresuar munges\u00ebn e konsiderueshme t\u00eb t\u00eb dh\u00ebnave mbi tregun e pasurive t\u00eb paluajtshme dhe nd\u00ebrtimin, si dhe b\u00ebjm\u00eb thirrje p\u00ebr mbik\u00ebqyrje t\u00eb shtuar t\u00eb ndikimit t\u00eb k\u00ebtij sektori mbi stabilitetin financiar\u201d, thuhet n\u00eb deklarat\u00ebn zyrtare.<\/p>\n<p>PBB-s\u00eb me \u00e7mime korrente- INSTAT: \u201cT\u00eb gjitha transaksionet ekonomike jan\u00eb rezultat i llogaritjes s\u00eb sasive t\u00eb ndryshme t\u00eb produkteve dhe \u00e7mimeve t\u00eb prodhimit dhe shitjes. Duke mbledhur t\u00eb gjitha transaksionet e caktuara merret vlera e p\u00ebrgjithshme p\u00ebr nj\u00eb periudh\u00eb t\u00eb caktuar. Kur vlerat e dy periudhave t\u00eb krahasohen, ato nj\u00ebkoh\u00ebsisht do t\u00eb reflektohen si n\u00eb \u00e7mim ashtu dhe n\u00eb sasi.
